Housing Innovation

This September NLA will launch major research on ‘Housing Innovation’ that will shine a light on the scalable solutions to the housing challenge in the capital and will highlight how industry leaders are working collectively to deliver the very best affordable and sustainable housing that Londoners need. The report will consider these key questions, how can London deliver new housing at pace and price? Does London’s housing - old and new – meet the needs of the people and planet? What are the innovations that are coming forward to meet these priorities?

You are invited to showcase your innovative London housing projects operating across a range of scales, typologies and tenures. Selected projects will feature our supporting project showcase, and in the NLA’s online directory, showcasing current activity across our network.

We are also opening submissions to ideas concerned with pushing the boundaries of how we think about housing and products involved with providing technological solutions that advance the delivery of net zero homes.

We are looking for projects at all stage of delivery from design and planning, to under construction and completed after 2019.

Eligible projects fall into one of the following categories:
  • Projects
  • Concepts
  • Products

Projects that focus on improving the quality of life of their residents along with raising the bar for affordable and sustainable housing delivery including – but not limited to – social housing, build-to-rent, student accommodation, co-living, and later-living, at all scales from residential-led masterplans and estate regeneration to small sites and infill sites.
Concepts that push the boundaries of housing typologies, affordability and methods of construction
Products and technological solutions that advance the delivery of net zero homes.

The research

In 2015 NLA presented New Ideas for Housing for delivering more collaborative and innovative housing solutions. With new advances in sustainable technologies, innovation in design, and an increase in participation, we will look at the complex systems that affect the delivery of London’s homes.

Why isn’t London’s new housing being delivered at the pace London needs, and why isn’t it affordable? What can the built environment sector do to alleviate the issue of pace and price alongside meeting the needs of the future? Where are developers, architects and contractors testing the boundaries of traditional housing delivery? What funding strategies and mix of tenures and products are there available? Should we be prioritising retrofit or new-build?

The ‘Housing Innovation’ report will shine a light on the scalable solutions to the housing challenge in the capital by both utilising ideas that are being developed here and internationally. We will highlight how industry leaders are working collectively to deliver the very best affordable and sustainable housing that Londoners need.

Approach & Key Themes
  • To provide an update on the latest housing challenges and innovation in delivery and design, including typologies, tenures, products and technologies in relation to affordability and sustainability.
  • To build upon NLA’s past research on the topic: Public Housing: a London renaissance (2019), Factory-made Housing: a solution for London (2018), New Ideas for Housing (2015), DesRes (2008)
  • To identify and signpost best practice projects, research and ideas from London and beyond, as part of the project showcase, which can be scaled up cross-industry.
  • To identify any policy gaps which would help unlock innovation in these areas.

Research questions

  • How can London deliver new housing at pace and price?
  • Does London’s housing —old and new — meet the needs of people and the planet?
  • What are the innovations that are coming forward to meet these priorities?
  • When investing in London’s housing, whether via retrofit or new build, what should we focus on?
  • What are the innovations and best practice that are coming forward to meet these investment priorities, and are these methods scalable?
  • How are new partnerships and funding mechanisms evolving to allow the investment that London’s housing needs?
  • What can we learn from overseas in terms of innovative concepts, products and developments?
