A major mixed-use district that will establish connections between Bankside, Tate Modern, and South Bank's cultural attractions, reuniting areas after more than a century of separation.

At 1.4 million sq ft, Native Land’s Bankside Yards is one of the most significant developments underway in central London. The masterplan has been conceived to deliver a world-class mix of prime riverside residential, headquarters workplace, 5-star hospitality space and exceptional amenities, on a scale that reflects the site’s strategic location in a global gateway city.

The 5.5-acre, £2.5bn mixed-use development includes eight new buildings, biodiverse public realm and the restoration of 14 Victorian railway arches, which will be made publicly accessible for the first time in 150 years.

Bankside Yards will be the UK’s first fossil fuel-free major mixed-use development, powered by electricity from fully renewable sources. The UK’s first major deployment of a fifth-generation energy sharing network will deliver reductions in energy use and mean the site is net-zero carbon in operation.

Bankside Yards also benefits from access to the world-class cultural offer of the neighbourhood. The project is sited alongside the world-famous Tate Modern gallery, Shakespeare’s Globe and The Southbank Centre, Europe’s largest centre for the arts.

Bankside Yards is exceptionally well-connected to public transport with 4 mainline rail stations including Thameslink at Blackfriars, 6 Underground stations, 5 bus routes and 2 river boat piers within A 10-minute walk. Access through the railway arches will reopen pedestrian routes from London’s South Bank to the Bankside area for the first time in more than 150 years, through a series of new public walkways across the site.

Arbor, the newly completed, prime office building at Bankside Yards, has attracted significant interest from occupiers, with lettings to Merlin Entertainments, global climate consultancy The Carbon Trust, FTSE 100-listed industrial technology business Smiths Group plc, and law firms Lewis Silkin and Winckworth Sherwood. Mandarin Oriental Bankside, a 171-bed, 5-star hotel with 70 branded residences will open in 2028.

The comprehensive public realm proposals by landscape architecture practice Gillespies promise to deliver an integrated network of verdant streets and active open areas curated to encourage interactions, pause points, participation, and connectivity with the wider communities.

Central to the mosaic of public realm improvements are a new urban square, east-west pedestrian links, and a north-south promenade, all strategically positioned to integrate with the newly redeveloped Blackfriars Station's south entrance concourse. Furthermore, new openings through the viaduct itself will enhance connectivity to the surrounding network of streets and transport facilities. This dynamic public realm is intricately tailored to complement the neighbourhood's unique identity and character, establishing a clear hierarchy of functions.

Project will be completed in phases from 2024.

At Bankside Yards we are using energy-efficient technology on an unprecedented scale, aiming to set a new benchmark for sustainability in large, mixed-use regeneration schemes. This is part of an integrated, site-wide, multi-building strategy for carbon reduction and biodiversity.

Sampson House and Ludgate House, which previously occupied the site, were constructed when thermal performance was well below today’s standards. They also acted as a barrier to an important river frontage and provided very little biodiversity. Bankside Yards will create new buildings using highly-efficient, low-carbon construction techniques, in addition to the creative reuse of 14 historic railway arches.”
