Greenford Quay by Greystar is the UK’s first large-scale, purpose-built rental community located in Greenford, West London. Through meticulous planning, extensive consultation, and transformative initiatives, the project has successfully transformed the former GlaxoSmithKline and Sunblest Bakery sites into a vibrant mixed-use neighbourhood on the banks of the historic Grand Union canal.
Compared to conventional construction, Greystar’s decision to adopt modular construction techniques to deliver the scheme, in partnership with Tide Construction, reduced both construction site traffic and site waste by 80%, and a study by Heriot Watt University demonstrated performance improvements across all 10 environmental indicators and an overall saving of more than 26,000 tonnes of CO2.
The residential-led masterplan will ultimately deliver 2,188 high-quality homes set within new public realm, featuring bespoke designed build-to-rent, private sale and affordable tenures, bringing together a diverse community. The ground floor levels of buildings are given over entirely to 130,000 sq ft of various commercial uses and community floor space, offering a range of new amenities for residents and the local community.
The Greenford Quay development has gone above and beyond to create new connections throughout the area by reopening Berkeley Avenue and the construction of a new pedestrian bridge over the Grand Union Canal. The has not only improved accessibility and connectivity within Greenford but have also created opportunities for community engagement.
