The Bermondsey Project

Under Construction

The Bermondsey Project is one of London’s largest regeneration projects located at the former Peek Freans biscuit factory site. Greystar will deliver 1,624 high-quality rental homes by 2027.

The Bermondsey Project is one of the city’s largest regeneration projects, located at the former Peek Freans biscuit factory site in Bermondsey, South London. Greystar will transform the longstanding, underutilised site into a world-class residential neighbourhood that will bring significant investment to the area, with long-lasting benefits both to the existing economy and new businesses who are drawn to the revitalised area. Construction of the scheme starts in Spring 2024 with the masterplan completing late 2027.

Greystar will deliver 1,624 high-quality new homes for rent, including 35% affordable housing, in a critically undersupplied area. The Bermondsey Project will help create new job opportunities through c. 15,700 sqm of flexible employment space, 10% of which will act as affordable workspace.

Greystar is proposing some changes to improve connections throughout the site and enhance the public realm for the whole community to enjoy. Key features include a new central square, 4,700 sqm of play space, a new 600-student secondary school, alongside 6,265 sqm of retail, leisure and community space. By creating more generous, legible open green-spaces, and by opening up key routes between north and south Bermondsey, the scheme will create a well-managed, sustainable, and inclusive space for community interaction.

Harry Downes, Managing Director, Greystar said:

"This is a monumental project, one of London’s largest regeneration schemes, and will naturally come with challenges, particularly as all nine buildings are starting construction at the same time. However, after ten years sitting as an empty site, Greystar is excited to be delivering a world-class community in Bermondsey. As well as delivering much needed high-quality rental housing, the scheme will provide both private and affordable apartments, including a range of amenities for the enjoyment of residents and the wider community"

This project is featured as a case study alongside our Public London: Activating the City insight study. The publication, exhibition and online project directory explore what constitutes a successful and democratic public realm today, the role of co‑creation and partnerships, and how we can ensure that places are fit‑for‑purpose in the long term.
