Ark John Keats Academy’s new Sixth Form Centre transforms underused space through retrofit, creating calm, collegiate environments that support wellbeing, learning and sustainability.

Our new Sixth Form Centre at Ark John Keats Academy reimagines an underused part of the school estate, placing retrofit and adaptive reuse at the heart of the project to create a permanent, purpose-built home for students.

Working closely with the school, Gibson Thornley developed the brief through detailed analysis of the existing campus, identifying latent capacity that could be unlocked through reuse rather than demolition. This reshaped the spatial strategy, enabling approximately 30% of the programme to be delivered through retrofit, significantly reducing embodied carbon, construction waste, and cost while making better use of existing assets.

Rather than treating the extension as a separate object, the design extends the structural grid and architectural language of the existing building, allowing new and refurbished elements to integrate seamlessly. Existing spaces are repurposed into sixth form social and study areas connected directly to the landscape, while new classrooms and seminar rooms are threaded into the retained structure. A double-height stair and circulation space form the heart of the building, with rooflights, long views, and dual-aspect classrooms creating calm, naturally daylit environments that support wellbeing and independent learning. The architecture adopts a more mature and collegiate character, reflecting the transition from directed to self-directed study.

Environmental performance is embedded throughout through a passive, lowtech approach. Retaining substantial parts of the existing building avoids the carbon cost of demolition and rebuild, while an exposed concrete frame with downstand beams and reduced slab thicknesses achieves a 38% reduction in embodied carbon compared to conventional flat slab construction.

Mixed-mode ventilation, thermal mass, external shading, and green and blue roofs further reduce operational energy demand while enhancing biodiversity and long-term resilience.

The project demonstrates how thoughtful retrofit and clear design strategy can unlock lasting social and environmental value to create an aspirational learning space for students.
