Aylesbury Estate Phase 2B is a key stage in the long-term regeneration of one of London’s largest post-war housing estates. Led by Maccreanor Lavington for Notting Hill Genesis, the project brings together Haworth Tompkins, Sergison Bates, East and Architecture Doing Place. The scheme builds on the original masterplan while responding to evolving policy priorities, updated safety requirements and long-standing community concerns around housing quality, open space and connectivity.
The design replaces the estate’s inward looking modernist layout with a clear, walkable street network that reconnects the site to its surroundings. Development is organised around perimeter blocks that frame and overlook new public spaces, most notably Bagshot Park and Thurlow Square.
These generous, well-defined spaces sit at the heart of the neighbourhood, supporting play, social interaction and everyday use for both new and existing residents.
Building heights are carefully managed to respond to context. Taller buildings reinforce Thurlow Street as a primary route and mark the junction with Albany Road, while mid-rise and lower-rise blocks transition sensitively to surrounding streets, schools and historic housing. This approach balances density with daylight, outlook and a strong sense of human scale at street level.
Phase 2B will deliver 640 homes, including 173 social rent homes. Housing types range from mansion blocks and courtyard apartments to maisonettes and high rise homes, responding to the needs of a diverse community. Around 20% of homes are maisonettes and 70% are dual aspect, supporting high levels of daylight, natural ventilation and active street frontage. Delivered across five buildings designed by five architectural practices, the development introduces architectural variety within a shared urban framework.
The architecture draws on London mansion block traditions, expressed through a restrained use of brick, proportion and façade articulation.
At ground level, a high proportion of maisonettes with individual front doors animate the streets and strengthen a sense of ownership, complemented by over 400 m2 of non-residential space supporting local amenities. Landscape design is integral to the scheme, retaining mature trees and strengthening green connections between Burgess Park, Surrey Square and the wider neighbourhood.
