Maccreanor Lavington and dMFK have completed Bermondsey Heights, a mixed-use development for Barratt London. The project combines 254 new homes and 2538sqm of industrial workspace.
Bermondsey Heights is a landmark mixed-use development delivering 253 new homes above 2538sqm of retained industrial and logistics space within the Old Kent Road Opportunity Area. Located on a constrained Strategic Industrial Land site, the project demonstrates how intensification can support both housing delivery and employment retention in central London, responding directly to the ambitions of Southwark’s Old Kent Road masterplan.
The scheme pioneers a contemporary “beds and sheds” approach, combining high-density residential accommodation with operational industrial uses within a single integrated building. Rather than treating industry and housing as competing land uses, Bermondsey Heights demonstrates how they can coexist successfully through careful planning, robust servicing strategies and high-quality architectural design. The project provides a significant contribution to London’s housing supply while safeguarding valuable industrial capacity in a rapidly changing part of the city.
The architecture is defined by a robust brick expression and carefully modelled massing that responds to the surrounding industrial character while establishing a strong civic presence along Ilderton Road. Extensive communal amenity spaces, landscaped terraces and active frontages contribute to a vibrant and liveable urban environment.
Inclusivity and accessibility have been central to the project’s development. Working closely with accessibility specialists, disabled user groups and local stakeholders, the scheme incorporates wheelchair-accessible and adaptable homes designed to support independent living and long-term flexibility. Bermondsey Heights also delivered Barratt London’s first wheelchair-adapted show apartment, helping demonstrate how accessible housing can be seamlessly integrated into high quality mainstream residential design.
Through innovation, partnership and urban intensification, Bermondsey Heights establishes a new model for productive, inclusive and sustainable city-making in London.
