An inclusive, 100% affordable housing redevelopment in Ealing delivering 102 new homes for Women’s Pioneer Housing, replacing outdated buildings with accessible, energy-efficient homes.
Brooke House is a new 15-storey residential development in Acton, west London, designed by GRID Architects for Women’s Pioneer Housing (WPH) in partnership with L&Q. Delivering 102 affordable homes for women, the scheme replaces an outdated estate of 39 flats with accessible, futurefocused housing designed around long-term wellbeing, independence and community.
The project responds directly to the specific needs of single women in London, many of whom face housing insecurity and barriers to accessing affordable accommodation. Developed through close consultation with residents, Brooke House significantly improves living standards, providing larger dual-aspect homes that meet contemporary space standards while supporting residents as their needs evolve over time.
Ten homes are fully wheelchair accessible, complemented by step-free access, lifts and dedicated mobility scooter storage.
The architectural response balances density with sensitivity to context. A 15-storey central element is flanked by lower wings that respond to the surrounding townscape and mature landscape setting. Red brick and linear format concrete brick façades reference the nearby Art Deco Gunnersbury Court, creating a civic presence rooted in the character of the area.
Landscape and shared amenity spaces form a central part of the scheme, including sensory, woodland and activity gardens alongside a communal roof garden with accessible planting areas. Together, these spaces support health, wellbeing and opportunities for social connection, while encouraging access to nature within a dense urban setting.
Brooke House adopts a lowenergy strategy incorporating air source heat pumps, MVHR, photovoltaic panels and waste water heat recovery systems within a fully electric building.
The completed development delivers long-term social infrastructure that combines affordable housing, environmental responsibility and high-quality architecture in support of a more equitable London.
