Nestled in the heart of Nine Elms Linear Park, OSMO is a 166,000ft2, best-in-class, contemporary workspace. Designed during the pandemic it responds to the evolving needs of office buildings and shifting tenant expectations post- COVID. Combining high-quality amenities with sustainability, wellness and technology, the net zero carbon in operation building sets a new benchmark for London’s next generation of workspaces.

As a dynamic, animated part of the wider Nine Elms masterplan, OSMO’s ground floor is set back with colonnaded, activated frontages with two retail units and an expansive office reception, creating a strong relationship with the park. The building’s glazed façades integrate seamlessly with its surroundings and a veil of metal fins echo the area’s industrial heritage.

EPR’s biophilic design concept brings the greenery of the park inside, featuring over 2,000 living plants from reception to rooftop. The interiors balance organic materials and natural tones with a light industrial aesthetic. This thoughtful design, complemented by calming scents and music, fosters a spa- like atmosphere.

With wellness at the heart of the building, OSMO provides spaces for people to work, relax and recharge. Landscaped terraces on every floor and a communal rooftop garden offer a peaceful yet well-connected space away from the desk while an internal communal area serves as a space for tenants to use for events. As part of OSMO’s green ethos, the building is designed with cyclists in mind. A dedicated basement cycle store provides 303 spaces, complemented by spa-quality facilities including shower rooms, a drying room, an ironing room, 380 digitally controlled lockers, 25 folding bike lockers and a fully equipped cycle repair workshop.
