Stoney Wood Quarter proposes a different model for London housing: density carried through front doors, landscape and long term public stewardship; domestic in feel, metropolitan in capacity and civic in value.
On public land at The Fairway, Mill Hill, a long derelict former school and car storage yard becomes a low rise neighbourhood of 463 homes. The 1.76 ha site sits between Stoney Wood, Mill Hill Golf Course, The Fairway School and existing residential streets. At 263 homes per hectare and 1,074 habitable rooms per hectare, the scheme delivers real density without relying on towers.
Its architecture uses London’s familiar residential DNA: front doors, thresholds, brick streets, balconies, pocket parks, overlooked play and routes to nature. The proposal turns a closed site into a walkable quarter of pedestrian garden streets, mansion blocks, maisonettes and mews houses.
Half the housing is affordable by habitable room, with 70% Discount Market Rent and 30% London Living Rent. More than half the homes are family sized, and all four and five bedroom affordable homes are London Living Rent, responding directly to Barnet’s need for larger affordable homes.
The delivery model is also civic. Barnet owns the freehold. Aviva Capital Partners forward funds construction. Barnet lets the homes, retains the operating surplus and receives the full asset back after 45 years. Stoney Wood Quarter is more than a housing scheme. It is a long term civic asset and a replicable model for city edge intensification, with public facing amenity, school investment and woodland edge stewardship ensuring it contributes beyond its own residents.
