Embodied carbon is reduced by using a lightweight, exposed engineered timber superstructure on reused foundations. Prefabricated panels are designed for disassembly, enabling future building extension or relocation.

Long-life, loose-fit principles pervade. Exposed services provide future flexibility. Passive measures such as light-tubes and natural ventilation, minimise operational energy use.
