The mixed-use development will deliver state-of-the-art laboratory and offices at the heart of London’s biotech cluster. The scheme will also support vibrant retail, restaurants and residential.

Set within a new public realm alongside the Regent’s Canal, this mixed-use development will deliver a campus of state-of-the-art laboratory and office space at the heart of London’s biotech cluster.

Lab-ready workspace is achieved by creating hybrid base buildings with a structural grid that allows a variety of lab and office formats. The servicing strategy allows the uses to mix and additional riser space zones are built-in to the core areas. The enlarged roof plant enclosure is designed to accommodate lab ventilation systems.

The mixed-use scheme will also deliver ground level retail, public space, and 73 mixed-tenure homes, offering a place to connect, innovate and relax. Camden is London’s fastest-growing borough with a series of high-profile universities, hospitals and scientific and medical institutions such as the Crick Institute opening there or expanding in recent years.

Key features:

• 1m sq ft Lab-ready workspace in four buildings

• External terraces with direct access from workspace and lab floors

• 73 Mixed-tenure homes

• 150m of newly accessible canal frontage and a new central open space

• BREEAM Excellent
