Discreet access points around an industrial podium ‘box’ encourage electric vehicle fleets and minimise impact on residents, sitting alongside makerspaces and residential entrances that activate the public realm. The industrial uses, including last-mile logistics, are separated visually and acoustically from the 457 homes above by a generous, shared landscaped podium garden.

Vulcan Wharf delivers a cohesive, sustainable and inclusive ‘co-location’ community. The industrial uses, including last-mile logistics, are arranged within a podium with discreet access points. This podium is lined with residential entrances and makerspaces to activate the enhanced public realm, which is designed to prioritise pedestrian and cycle permeability.

The new homes sit above the podium, separated visually and acoustically by a generous, inclusive and flexible shared landscaped garden for all residents. The mix of employment and residential use fulfils the community planning aspirations for the site, while the architectural quality of the design harmoniously co-locates industrial and residential uses, creating jobs and much-needed new homes.

An architectural language of strong brick, stone façade and corrugated detailing creates an identity that references and celebrates Pudding Mill’s industrial heritage.

The enhanced public realm includes improvements to Cook’s Road and a new public park at the confluence of the River Lea and Bow Back River, opening the site to the wider masterplan and activating the streets and towpath edges whilst providing a community destination.
