White City Central is a mixed-use estate regeneration project for the London Borough of Hammersmith & Fulham that re imagines the civic heart of the White City Estate as an inclusive neighbourhood. The scheme delivers 253 new homes across eight buildings ranging from two to nine storeys, alongside a forest school, a community centre, play facilities and MUGA and new public open spaces. The development integrates 30% social rent, 20% shared ownership and London Living Rent, and 50% private housing, creating a genuinely mixed and balanced community.
The scheme demonstrates how housing, education, leisure and public realm can reinforce one another to create a socially sustainable neighbourhood. At its core is the reprovision of existing fragmented facilities into a new civic hub that promotes intergenerational activity, social integration and long-term community wellbeing. The masterplan prioritises safe, overlooked courtyards, active frontages and accessible play spaces, embedding ‘Play on the Way’ and ‘Play at Your Doorstep’ principles throughout the estate.
White City Central has been shaped through an extensive co-production process with residents, local stakeholders and community groups. More than 100 engagement activities, including co-production workshops, exhibitions, youth sessions and outdoor consultations, and added social value education programmes, informed the evolving design and helped build trust and collective ownership.
Sustainability and long-term resilience are embedded from the outset. The forest school is designed to achieve BREEAM Excellent, while whole-life carbon and circular economy principles informed the project’s development from the earliest stages. Landscape, biodiversity, daylight, overheating and accessibility strategies were integrated holistically to ensure the scheme supports both human and planetary health. White City Central demonstrates how estate regeneration can deliver mixed-tenure housing, social infrastructure and environmental ambition within a cohesive, community-led vision for London’s future.
