State of the Market is NLA’s annual industry-critical briefing, setting the tone for the year ahead across London’s built environment.

This year’s update will offer a political outlook and assess how it is shaping expectations for 2026. It will look at potential shifts in planning policy and housing delivery, the direction of net-zero regulation, fiscal signals, and the broader political climate influencing investor confidence. The session will map the policy pipelines that matter for development, explore regulatory changes that could affect viability and capital flows, and consider what these mean for London’s competitiveness in global markets. It will also assess how rapid advances in technology and AI may redirect investment, reshape development processes, and influence long-term market dynamics. Bringing together leading voices from real estate, planning, investment, and local government, this breakfast briefing will examine the forces that will define London’s growth in 2026.
