SEGRO Park, Courier Road

SEGRO Park will deliver an innovative and sustainable industrial park of over 29,000 m2 employment floorspace across 18 industrial units, part of the East Plus portfolio, a joint venture with the GLA.

The development at Courier Road covers over 8 hectares of contaminated brownfield land of a former landfill in the Borough of Havering. Developer SEGRO and their Development Partner, the Greater London Authority (GLA) set a brief for the project based on the Responsible SEGRO framework that focusses on long-term priorities for low carbon growth, investment in local communities and environments, and nurturing talent.
SEGRO’s commitment to pushing the boundaries of sustainability are evident in the design and construction approach of SEGRO Park Courier Road – an exemplar light industrial and logistics park for East London. SEGRO recognise that a Circular Economy is underpinned by a transition to renewable energy and materials.
A holistic approach has been taken in order to support the creation of a Circular Economy which decouples economic activity from the consumption of finite resources. A Sustainability Lead was appointed at the start of the design process to embed sustainability principles into the scheme wherever possible exceeding minimum regulatory and policy compliance to achieve exemplary sustainability performance. This was an iterative process managed through successive design team workshops with SEGRO fully engaged in the process to ensure alignment with their strong corporate commitments (Responsible SEGRO ).
Long life loose fit
To embed Circular Economy into the development, the following measures were included in the design:
• the design will allow for non-structural internal walls, providing options in future for adaptability;
• raised access floors (RAF) will be designed out of smaller units to reduce the waste associated with tenancy changes and future fit-outs;
• for larger units where RAF are required, reclaimed materials will be used, and will be specified to include a ‘take back’ recycling scheme to be reused again;
• all carpet tiles will be made from recycled materials and reinforced to increase longevity;
• internal walls will be non-structural to provide options for future adaptability and refurbishment;
• office spaces are designed for disassembly, to reduce the waste associated with significant refurbishment, and improve the proportion of materials which can be reused or recycled at the end of the building’s life;
• the building superstructures have been designed for disassembly and reuse at the end of their lives; and
• componentised products will be specified throughout, allowing for the repair of the product through replacement of components, rather than having to replace an entire unit or system e.g. LED lighting systems will include replaceable lamps, as opposed to chip on board luminaries.
These measures improve the circularity of the development, and reduce waste generated from the construction, operation, and end of life phases of the buildings by encouraging the circulation of products and materials beyond the development’s lifetime.

“Embodied carbon from our developments made up 40% of SEGRO’s scopes 1 to 3 carbon emissions in 2022. This is therefore a very material issue for us and why we set an embodied carbon intensity reduction target in 2021 as part of our Responsible SEGRO framework. So far, our design teams and contractors have achieved a 12% reduction against our 2020 baseline, which we intend to build on in coming years. There is significant scope for inaccuracies in LCA calculations, so structural engineering consultancy Elliott Wood verify all of our embodied carbon data across Europe. SEGRO are leading the way in setting corporate-level embodied carbon intensity targets, and we are pleased to be part of evolving this agenda.”
