100 Liverpool Street is the radical redevelopment of an iconic 1980s scheme to create over 520,000 sq ft of contemporary office space, with retail and public realm, in the heart of the City. With three levels of shops, bars and restaurants, a rooftop restaurant and exceptional transport links, the development is set to make a significant contribution to Broadgate. A refreshed and contemporary aesthetic has been achieved with a curved glazed façade, landscaped external terraces, and elegant, flexible lobby spaces.
The brief called for a high-quality, modern, and flexible commercial office building that enhanced the public realm around Broadgate Circle. The project delivers contemporary work, retail and social space over ten floors. The top floors have terraces with landscaped gardens and views to St Paul’s Cathedral, and there are extensive collaborative working and reception areas.
The development impacts the lives of many beyond immediate building users, improving the environment to create quality placemaking, with better access, facilities, and connectivity. New escalators and walkways inserted into Octagon Mall improve permeability and provide opportunity for new retail accommodation, creating a dramatic entrance to Broadgate for passengers emerging from Liverpool Street station.
As British Land’s first major project with a converged network and smart enabled infrastructure, the building is shaping the way future developments are delivered.
The existing building featured deep floor plans: by stripping it back to its structural frame and relocating cores away from the perimeter of the building, we have created open, flexible, and futureproofed office layouts around a central atrium.
