When it comes to the post-COVID workplace, what do people want? What do people care about? And what will buildings look like? To tackle these questions the panel split into three subgroups to investigate further and then reported back with thought-provoking presentations, demonstrating common themes across all the topics including occupier experience; the wider definition of ‘place’; environmental and social emphasis and changes needed in both construction methods and planning requirements.

The panel agreed that the central theme topic remains commercial office space, it needs to encompass much more and include the needs of people (community, DEIA, social value) and the planet (sustainability, economy, construction). Here are the Expert Panel on Work recommendations for inclusion in New London Agenda: 
 
Right office space: Review consultation and engagement processes to ensure delivery of the appropriate space type and service in the right location to support both the city centre, commercial occupier/owners and local communities inclusive of social value.

  • Regeneration of the city centre post pandemic will be crucial to support commercial real estate growth and demand. Access to retail, leisure, hospitality and arts will be fundamental to the occupier experience
  • Occupiers are increasing the focus on the wider ‘place’; the amenities that surround the buildings and the connectivity of location
  • Community enterprises search for a number of key criteria in their requirement for space:  opportunities delivered by sector specialisms; expertise to foster new products and services and deliver opportunities for growth; safety and comfort and well connected to local amenities and transportation

Reuse, reshape, reimagine: What are the opportunities and challenges to retrofitting and adapting existing buildings? What are the planning implications and how can they be modified?

  • The materiality of buildings will need to change. The construction industry will not be able to meet zero carbon targets without intelligent use and planning of existing buildings and changing procurement routes to create a fully circular materials market
  • Active promotion of dismantling versus demolishing with materials stock yards with tested warranty-able available materials
  • Planning rules will need to change to allow the use of components that can be sourced, rather than made specifically for a predefined aesthetic
  • Buildings may look the same as they do today, but adapted, retro-fitted and re-purposed –facades activated, new entrances added for more uses, additional storeys, extensions, more terracing and greenery, and more bio-based internal finishes
