Citizens House is the result of a campaign by local people to build Community Land Trust (CLT) homes on surplus council owned land. The flats are the first purpose-built community land trust homes to be completed in London.
The project is 100% affordable with each of the homes sold at a price linked to local wages. This means that 1-bed homes were sold for £215,000, and 2-beds for £272,500, equivalent to 65% of the open market price for homes in the same neighbourhood.
Archio was selected at a public workshop by residents and local community members, and following an extensive co-design process with them, a three-to-four storey building was developed facing onto a landscaped courtyard.
Community cohesion is embedded into the design, encouraging new and existing residents to interact and integrate over time. The staggered balconies allow residents to talk to each other across the main façade, and the wide rear walkway allows space for meeting with neighbours and for children to play.
