Brent Cross Town is one of Europe’s largest and most ambitious regeneration projects: an £8bn, 180-acre mixed-use new park town in north London delivering 6,700 homes, 3 million sq ft of workspace, schools, a university campus, a new high street, 50 acres of playing fields and extensive public realm.

Ten years since the formation of the joint venture between Barnet Council and Related Argent, Brent Cross Town has evolved from a visionary long-term regeneration project into a thriving new neighbourhood. The partnership has successfully delivered the first phase of development and established the foundations for a new town built on longterm stewardship, social value and shared accountability.

Today 2,000 residents call Brent Cross Town home, following the completion of the first residential buildings comprising and exciting mix of affordable homes, student accommodation, BTR and market sale.

By the end of 2026, eight additional buildings will be under construction, delivering 2,218 new homes including new tenures – co-living and retirement living homes. Alongside this, the partnership is delivering a hotel, an all-electric energy centre, community infrastructure and 40 acres of playing fields. Total investment to date stands at £1.1bn, with a further £900m committed this year.

The scale and complexity of Brent Cross Town meant it could only be delivered through genuine collaboration between the public and private sectors. The project required long-term infrastructure investment, complex land assembly, patient capital and a commitment to balancing commercial viability with public value. Barnet Council brought civic leadership, democratic accountability and deep local understanding.
