Committed Client involvement produces better Design Quality

Newfoundland is a new Landmark on the thriving 97-acre Canary Wharf estate, representing the first stage of new residential development there. Recently topping out at its full height of 220 metres (729 ft.), 58 floors, the purpose designed Build to Rent tower, comprising 636 private rented apartments, is shaping up as an iconic figure on the London skyline. 
 
Canary Wharf values design Quality. Sir George Iacobescu, his team of design and construction managers are involved from the earliest point of projects through to completion and operation. Sir George knows that shared, retained knowledge is valuable in large scale projects, as they often take time to produce and there is a risk that reasons behind decisions or even a series of decisions can become lost or confused to detriment of design and residents. This is not the case with Canary Wharf or Newfoundland.
 
Design managers of all disciplines are directly employed by Canary Wharf; architecture and design, economics, structural environmental, façade, lifting. These experts are present from the outset contributing and tracking the building design progress working with external consultant team, through design meetings as the project goes from concept into detail design, planning, procurement and construction. So when cladding, lifts or marble packages are being procured, or going through contractor design the client team have a direct and detailed understanding of what should be developed and why, when components arrive on site, the same people are there checking they are compliant. The client is an intrinsic part of the design and delivery team, owning the design, process and product.
 
Newfoundland will be a world class mixed use development. The buildings design responds to; its location, environment, visibility, connectivity, meeting the wishes of renting residents in the best possible ways, considering private, communal and social needs, operation and management care, social and community contribution. 
 
The building has very clear long-range identity and an exceptionally delicate close range aesthetic rarely found in such tall towers. Newfoundland’s striking appearance stems from its transparent diagrid structure, at the base of the building the diagonal structure opens making the entrances inviting and the building exciting to visit.
 
The east-west orientation of the building provides excellent day lighting for all residents, with no north or south facing single aspect apartments and little solar overheating or thermal cooling. Full height glazing, open-able windows with Juliet balconies ensures everyone has great views and fresh air. The apartments are very well sized and include internal amenity space, ranging in size from 429 sq. ft. to 1,819 sq. ft provide studio, one, two and three-bedroom accommodation.
