10 Exchange Square is a supremely sustainable refurbishment of the ground/ lower levels, plus floors 7, 8 and 10, of a 2004 office building for British Land. Previously an outdated and underperforming workplace, we were appointed to create a 45,000 sqft CAT A fit-out. Beyond the assigned square metre upgrades, the brief was clear: this retrofit should be warm, welcoming and focused on wellbeing.

To significantly, yet sustainability, transform the heavily utilised common areas, we inserted a timber-clad pavilion into the existing glass structure which houses a new lobby with social seating and coffee offering, 100 cycle spaces and state-of-the-art showers and vanity facilities. Material choice focuses on embodied carbon, local procurement and reusability.

On the office levels upstairs, we retained the existing raised access flooring, saving some 400 tonnes of carbon. A contemporary ceiling finish enlivens the space, but ensures it is appropriate for any future tenant.
