The extensive refurbishment of 73-75 Grosvenor Street to restore and revive three historically significant Mayfair townhouses as a 37,500ft2 modern workspace is exemplar in its innovative restoration practices, top-down construction, and high-risk steel frame construction approach. 
All five floors, across three separate 1700s original buildings, had to join seamlessly alongside a modern extension to create one continuous office building while preserving and restoring original features on and offsite. The poor condition of listed walls and the many original discoverables on opening the walls required changing the original programme and sequence of the build to allow for 
restoration. The discovered instability of the internal structures required an innovative engineering redesign, absolutely exact in its execution.
