Barking Riverside is one of Europe’s most ambitious and strategically important masterplan projects, combining significant housing delivery with a long-term vision for sustainable growth.
Delivered by master developer Barking Riverside Limited (BRL), a joint venture between L&Q and the Mayor of London, this East London scheme recently secured approval for a revised Outline Planning Application to deliver up to 20,000 homes alongside new schools, community centres, health facilities and parks. The application, the UK’s largest for a single site in 2024, represents transition from early delivery into accelerated long-term build-out.
To date, c.3,000 homes are complete or in-build for a population of 7,000. Once complete, BR will be home to up to 50,000 people, the equivalent of building a city the size of Winchester within London’s Zone 4 – making it one of the most meaningful single-site contributions to the capital’s housing pipeline.
The consent facilitates:
• Up to 20,000 homes (uplifted form the 10,800 originally consented).
• Up to three additional schools.
• Two new community centres.
• An additional health facility.
• Two major new parks.
• Extensive commercial space.
• Improved walking/cycling infrastructure.
• Enhanced riverfront access and environmental protection.
The river-led masterplan makes the most of the site’s 2km of south-facing frontage, with major works ongoing to help enhance the riverfront and increase public access. By integrating homes, public realm and amenities more directly with the waterfront, BRL aims to create a genuine riverside destination within East London, one that supports long-term placemaking and reconnects the entire borough to its estuary heritage.
Sustainability is a defining feature at BR. For example, Envac pneumatic waste collection (which will be extended as part of the application) reduces emissions, vehicle movements and waste related impacts, helping create a healthier, safer, lower-carbon neighbourhood.
Underpinning delivery is a strong, well-established public partnership model, enabling consistency, adaptability and quality across the development. Ongoing engagement and partnerships with residents and stakeholders continues to lead decision-making, ensuring BR evolves as an inclusive, resident-led community.
