The Goodsyard is a landmark regeneration project set to transform the largest vacant site in London, unused since 1964, into a vibrant, forward-thinking workplace and mixed-use community. Located in the heart of Shoreditch, Plot 1 is the first commercial building to come forward within the wider masterplan, which received hybrid planning consent in 2022. The Reserved Matters Application (RMA) for Plot 1 was approved in 2024. The scheme is being delivered by a joint venture between Ballymore and Hammerson, with Gensler as the lead architect with Buckley Gray Yeoman supporting the design process. Plot 1 will provide 50,000 sqm of high-quality, flexible workspace that responds to the evolving needs of modern businesses and London’s creative economy. Of this, 2,979sqm (7.5% of space in Hackney) are allocated to affordable space at 60% discount and 997 sqm (10% of space in Tower Hamlets) are allocated to affordable space at 10% discount.
The scheme has been designed as a workplace of contrasts, historic yet modern, open yet intimate, rooted in the character of Shoreditch. It features a lower base supporting SMEs and makers with affordable workspaces and boutique retail units. Meanwhile, the upper crown delivers larger, flexible floorplates for media and tech tenants, complete with rooftop terraces and generous outdoor workspaces.
As the first of ten plots to be delivered, this project sets a new standard for workplace design and seamlessly integrates with the wider masterplan, which will bring 1.4 million square feet of workspace, 500 new homes, a 2.6-acre public park, and 11,000 new jobs, shaping a thriving new neighbourhood for future generations.
