A new ultra-urban multi-storey industrial development that responds positively to its surrounding context and creates light-filled, modern and flexible working environments.

Bloom’s brief to the design team for The Lilford Business Centre redevelopment was to reimagine the outdated and energy-inefficient industrial estate as a future-focused ultra-urban logistics campus that prioritises wellbeing, sustainability, employment intensification and long-term resilience while delivering a modern and contextual architectural response to the street and its surrounding context.

Designed around a clear and legible courtyard layout, the scheme creates flexible, naturally lit workspaces through translucent façade systems, rooflights, natural ventilation and integrated landscaping, while maximising biodiversity and urban greening along residential boundaries and the public frontage. The development promotes environmental health through low-energy passive design measures, rooftop photovoltaics, air source heat pumps, green roofs and extensive material reuse strategies.

Bloom Camberwell demonstrates lasting design quality through robust, flexible multi-let industrial units and adaptable operational spaces capable of supporting a wide range of occupiers, from local entrepreneurs to national businesses. Its innovative multi-storey logistics model intensifies industrial capacity (totalling 52,495 sqft) within a tight urban setting while
carefully responding to neighbouring residential streets, the conservation context and transport infrastructure.

Collaboration has been central to the project’s evolution. Extensive engagement with Lambeth Council and its Design Review Panel, local residents and stakeholder groups directly informed refinements to massing, landscaping, public realm and operational strategy.

The result is a contemporary industrial development that thinks beyond conventional boundaries, supports London’s diverse economic ecosystem and establishes a new benchmark for sustainable urban logistics design.
