Brent Cross Town

Built

One of Europe’s largest regeneration projects and is bringing together 6,700 new homes, 3m sq ft of workspace, 50 acres of green parks, three schools and a new high street.

Brent Cross Town is a new £8b net-zero neighbourhood being delivered by Barnet Council and Related Argent. The planned mix of 6,700 new homes (social, private, later living, student and BtR) have been carefully designed to support the needs of people of all ages and backgrounds, at different stages of their lives, and will create a vibrant mixed-use community.

Providing affordable housing early in the development, as well as high quality public realm and better connectivity, including new Brent Cross West station, is part of our vision for existing residents to benefit from this ambitious scheme.

In March, we completed Conductor House and welcomed residents into 120 new homes, including replacement social housing for secure tenants of nearby Whitefield Estate.

The Whitefield Estate and the residents that lived there are at the heart of our scheme. Replacement housing has been built for these residents across two sites to allow for future development in the area. They are Conductor House, as well as new homes on nearby Brent Terrace as part of the wider development by Barnet Council. By building replacement housing as close to the former estate as possible we’ve ensured residents can stay where their roots are and remain close to their friends and neighbours.

The project marks years of work by Barnet Council and Barnet Homes, alongside L&Q and Related Argent colleagues to support residents during an uncertain and unsettling time and ensure a smooth transition during the relocation process. An independent advisor was appointed and has supported the community for many years, while a resident steering group was convened, meeting the project team monthly to ensure community voices were heard. Residents also had a say in the colour choices in their home.

It’s an example of true collaboration and dedication to the long-term investment in this community.

Councillor Ross Houston, Barnet Council Cabinet Member for Homes and Regeneration, said: “The Whitefield Estate residents have been an important part of this local community for many years. As part of the wider development plans, residents have been relocated to new homes in the area. As the planning permission was granted some time ago, for some residents this has been a long and sometimes upsetting process. However, I am proud of the way colleagues across organisations have worked together to provide support and reassurance for these residents throughout the process, and equally as proud that we have been able to provide high-quality new homes, at a standard on par with those for private sale, and that these residents can remain in the heart of the community where they will benefit from the opportunities the new development will bring for many years to come.”

Greg Terefenko, Head of Housing Management at Barnet Homes, said: “As part of The Barnet Group, Barnet Homes are proud to have worked in partnership with Barnet Council and its development partners in relocating the Whitefield Residents into their new homes. This partnership has embraced meaningful commitment to shared goals and mutual respect, with residents always being at the centre of the decision making. Many of the residents have lived on the Whitefield Estate for over 20 years, where they have raised their families and so these moves represent a fresh start for them. We look forward to seeing the positive impact their new environment will bring and how this will further strengthen and enrich what is already a vibrant and cohesive community.”

Bianca Goulden, Head of Communities at L&Q, said: “We are delighted to welcome residents to their new homes with L&Q at Brent Cross Town and we are proud to play our part in the regeneration journey of the area. Social and affordable homes are a lifeline for our communities, and this new development will enable residents to keep the spirit of the Whitefield Estate alive, while also providing them with a new place where they can live safe, happy and fulfilled lives.”

Eileen Touil is one of Whitefield Estate’s longest standing former residents who first moved into the area in 1974. Eileen told us: “I love my new home, I think it has been designed very well and feels safe and secure. As we’re less than a five-minute walk from our previous home, I love that I can still use the same buses and go to the same shops I always do. I also want to thank the movers who were absolutely brilliant and took great care of all our belongings. I’m looking forward to finishing organising my new home and spending more time here.”

Stacey and her daughter Sasha lived at the Whitefield Estate for almost eight years. They joined the community celebration alongside their neighbours and shared with us how much they enjoy living in their new home at Conductor House. Sasha shared with us: “We each now have our own bedroom which we’d never thought we’d have, even my mum has her own ensuite which she loves! We can’t wait to host our housewarming event this summer”.

Linda Graham was one of the first residents to move into Conductor House in March 2025. Linda shared with us: “I’m absolutely over the moon with my new apartment! The open layout and three large windows that bring in so much natural light are just perfect. The specification is incredible, and it’s a huge step up from my previous flat, where I didn’t have much outdoor space. Now, I’ve got a large balcony with room for a table and chairs that overlooks the park. Throughout the process, I was able to work with the team to add personal touches such as modifying and enhancing the bathroom, which were really important for me as I look ahead to later living. I can’t wait to play with my three grandchildren in the park and take my dogs for walks.”
