Dolphin Square is undergoing a once in a generation historic restoration, the largest of its kind in Europe. It is one of London's most distinctive architectural landmarks.

Dolphin Square is one of London’s most distinctive architectural landmarks. A neo-Georgian estate built in the 1930s as a self-contained residential utopia, in 2020, AXA- IM acquired the site, on behalf of its clients with a mission to restore its historic character while modernising its infrastructure for future generations.

This restoration has safeguarded the essence of a site long renowned for its architectural significance and storied residents. The vision has always been to protect the legacy of the original design while enhancing its relevance for contemporary life. The first phase of this multi-year programme includes the transformation of 363 apartments across three of the 13 residential buildings and the reactivation of key communal spaces. This included the main entrance and reception, Fitness Centre, co- working space, terrace bar and cafe, riverside tennis courts and 3.5-acre gardens.

Over 2,000 heritage-style sash windows have been replaced, 125+ tonnes of concrete used, 12 million bricks, and 3.5 acres of Grade II-listed gardens restored. The new double-height reception, inspired by the estate’s original 1930s riverside entrance, reintroduces grandeur, clarity and natural light to a space that had been heavily compromised. These improvements have been designed and delivered within the strict parameters of the Dolphin Square Conservation Area.

This is heritage conservation at scale. Technically ambitious, community-focused, and committed to retaining and reinterpreting the very features that made Dolphin Square such a coveted place to live.
