Building on Elephant & Castle’s heritage, Elephant Park is a landmark regeneration project that places nature, community and sustainability at its heart. Set around a new 2.5-acre award-winning park, the development breathes new life into a historic part of London.
Delivering regeneration at this scale over 15 years requires resilience and adaptability. Elephant Park has navigated complex external challenges — from Brexit and the pandemic to the Ukraine war and the ongoing cost-of-living crisis. Lendlease’s long-term commitment to creating a inclusive neighbourhood has been key to maintaining momentum and ensuring relevance through changing times.
Delivered with Southwark Council, the masterplan includes over 3,000 high-quality homes, retail, and wide-ranging amenities, including a new public library, children’s nursery, energy centre, community hub, and central park anchoring the scheme.
Retail is central to the development. Over the past decade, Elephant Park has become a vibrant park-side hub with over 50 retail spaces, offering a diverse mix of shops, cafés, restaurants, and leisure venues – from independents to national brands. More than 1,000 sqm of the retail is let at affordable rents, supporting local businesses and Southwark entrepreneurs. The result is a thriving high street that reflects the community and delivers economic benefits.
Design excellence has underpinned the scheme, creating a welcoming place where existing communities, residents and visitors feel comfortable. The 228-home Orchard Gardens plot won the RIBA London Award 2022 and was shortlisted for the RIBA Stirling Prize 2022, as an exceptional exemplar of a dense residential-led, mixed-use scheme that fosters community.
Now nearing completion, Elephant Park is recognised as a blueprint for resilient, people-centred urban renewal. As well as fuelling investment in Elephant & Castle – where other high-profile regeneration schemes are emerging – its integration of green infrastructure, inclusive design, and lasting socio-economic impact positions it as one of London’s most ambitious regeneration schemes.
