Forest Houses transform an unused infill plot next to Wanstead Flats with a contemporary cluster of three new-build homes - including a 3-bedroom house and two 2-bedroom houses. The scheme also includes the refurbishment of a former end of terrace shop at the site’s entrance, to create another 1-bed home.

Following failed regeneration attempts by others, the client’s brief sought to maximise the awkward site and deliver a design that can respect neighbouring properties.

In response, D-P-Q developed an upside-down arrangement. At ground floor level, all homes’ layouts interlock around lightwells and private courtyards, offering each bedroom privacy. In contrast, the most-used living spaces are now positioned on the projecting first floor, where stunning views over Wanstead Flats enhance connections between inside and out. The homes are orientated north, to reduce overlooking of neighbours and feature a distinct sawtooth roof – a nod to the site’s past use as a builder’s yard.
