Kidbrooke Park Road North

Built

A net-zero, 100% affordable housing scheme, delivering 122 homes, a nursery, and community hub. Built on a former RAF site, it reimagines civic housing through design and sustainability.

Kidbrooke Park Road North delivers the first 122 affordable homes in what will become the largest new council housing development in England. Designed by HTA and delivered by Durkan for Greenwich Builds and the Royal Borough of Greenwich, the project transforms a disused brownfield site. Once RAF Kidbrooke and later Thomas Tallis School, it is now a neighbourhood shaped by the council’s commitment to quality, inclusion and long-term public benefit.

The triangular site, enclosed by roads, schools and allotments, presented considerable spatial and contextual challenges. The design team used this irregular geometry to inform the massing strategy, shaping four distinct buildings that frame a series of open spaces: a southern arrival court, a central playable garden, and a green corridor that connects to Cator Park and Sutcliffe Park beyond.

Kidbrooke Park Road North delivers a mix of one-, two-and three-bedroom apartments and maisonettes. 32% of homes are family-sized, 10% wheelchair accessible, and 80% dual aspect. The mix supports a range of household types, promoting social inclusion and reflecting the diversity of local needs. Ground-floor maisonettes with private entrances animate the public realm.

Community infrastructure is embedded in the masterplan. A new nursery includes dedicated classrooms, a dining hall, and is directly connected to communal green spaces and walkable routes across the masterplan. A neighbourhood hub supports local gatherings and early years learning.

Relocating the energy centre to a standalone building unlocked space for five additional homes. The compact, all-electric strategy supports the project’s net zero ambition.

Co-created with Greenwich Builds and shaped by community workshops, the project is recognised by councillors as a benchmark for civic-led, climate- conscious housing, demonstrating how local authorities can lead in delivering affordable, high-quality homes with lasting social and environmental value.
