While the scale and ambition of this future-proofed infrastructure are impressive, what truly sets this project apart is the visionary thinking of Ballymore and its partners in reconnecting a neighbourhood long isolated – an ‘island’ separated by the Grand Union Canal, Railway Lines, Ladbroke Grove and Kensal Green Cemetery.

The scheme reimagines a brownfield site, dated superstore, car park and sports centre into a vibrant, inclusive community centred on affordable homes and workspaces. It places connection at its heart, overcoming the physical barriers of the Grand Union Canal and Great Western Railway to unite surrounding communities.

Currently dominated by car-focused infrastructure, the site contributes to poor air quality and limited accessibility. The masterplan will deliver 2,519 new homes – including at least 500 affordable, 70% of which are for social or affordable rent – alongside a new modern Sainsbury’s. Over 400 homes will offer three or four bedrooms, helping meet an acute demand for family housing in the Borough.

Character areas will define the neighbourhood, each with its own architectural style inspired by the local context. A new high street, served by four bus routes, pedestrian and cycle paths, will form the community’s vibrant spine – seasoned by new gardens and play areas.

30 new shops, restaurants and leisure spaces will line the high street and connecting lanes while two public parks, a restored canal basin, and multiple community hubs will create spaces for connection.

And all this is underpinned by a cultural strategy, co-designed with local groups, that will support designer- makers, creative enterprise and community organisations. The opportunity to live, work, trade and create will animate the ground floor and shape the soul of the place.
