The 8.3 ha site is a residential-led mixed-use development aiming to deliver a one-hectar riverside park, 2,800 new homes in a range of sizes and tenures, and approximately 10,000 sqm of mixed-uses.
 
Leven Road is the regeneration of a former gas works overlooking the River Lea. The residential-led, mixed-use neighbourhood focused around a new one-hecatr park and over 500m of riverside paths and natural open spaces provides significant biodiversity net gain. The 8.3 ha (20 acre) site will provide 2,800 new private and affordable homes, along with a new secondary school and flexible space for employment, enterprise and leisure. Phase I is Leven Yards planned around a series of public realm spaces, lanes and gardens, all animated at street level by makerspaces, workshops, and affordable workspace.
