An ambitious 20-year spatial plan delivering 20,000 homes, 10,000 jobs, mixed-use development and a revitalised town centre, supported by the Bakerloo Line Upgrade.

This is the third and final iteration of the Old Kent Road Area Action Plan, following consultation on the 2017 and 2020 drafts which have been shaped by over 100 public meetings with local residential and business communities and over 2,000 written responses to the plan. A clearly illustrated and ambitious 20 year spatial plan for the delivery of 20,000 homes and 10,000 new jobs in co-located mixed use development centred on a revitalised high street and supported by the Bakerloo Line Upgrade and Extension (BLUE). The latter promoted in partnership with Lewisham, TfL and GLA.

The plan is to create a family friendly Old Kent Road, putting the smile in the “Central London Smiley” through the delivery of “The Greener Belt” a cross borough open space strategy, greener in all senses of the word it will link new and existing green spaces providing walking and cycling connections to new and existing public transport, to homes, schools, churches, mosques, health hubs, wild swimming and town centres, as well as providing routing for a new District Heat Network. It underpins the structure of the entire plan, prioritising the well-being and health of existing and new residents and workers.

The plan is divided into two parts. The first sets out the area wide strategies for Land Use Design, Place Design and Environmental Design. The second “Sub Area Guidance” section sets out how these will be delivered at the masterplan level within the 5 Sub Areas, following the development of design codes for each of those areas (including one of the first MHCLG pilot design codes). These comprise bespoke guidance for land use, building typologies, servicing and building height, design and character that all contribute to “connecting communities”. A Mini Area Action Plan condenses the full plan into a more accessible format.
