Old Oak will transform a fragmented part of London into a thriving district, delivering new homes, workplaces and public spaces around HS2 and the Elizabeth line.

Old Oak is one of the UK’s largest regeneration opportunities, that will deliver transformational change in this part of West London and play a pivotal role in shaping London’s growth, delivering thousands of new homes and jobs at the intersection of HS2 and the Elizabeth Line.

The Old Oak Masterplan Framework seeks to stitch together a tapestry of fragmented neighbourhoods, industrial land, and rail infrastructure into a coherent and characterful new piece of city. It aims to extend the benefits of major investment to existing communities, creating a place of innovation and opportunity.

It provides a flexible spatial framework for regeneration over time, shaped by extensive engagement with local communities and grounded in a deep understanding of the area. Its core themes are centred around inclusive growth, connectivity, neighbourhood character, sustainable living and a landscape-led approach.

An interconnected network of pedestrian and cycle routes, landscape corridors, parks and green spaces form the armature for two new neighbourhoods: Old Oak Town Centre and the Canalside Neighbourhood. Human-centred placemaking and enhanced connectivity prioritise active travel and reconnect people with nature.

The Town Centre will be anchored by an innovation district, part of Imperial’s WestTech London, alongside Park Royal, the UK’s largest industrial estate. A green workspace spine, including a new bridge, will connect Old Oak Common Station to North Acton and Park Royal.

Mixed-use development will support a lively urban environment, accommodating a diverse ecosystem of businesses, community uses and leisure spaces alongside new homes, designed at a human scale to create a welcoming, legible an inclusive centre.

The Canalside Neighbourhood capitalises on its canalside setting to establish a distinctive residential community. A series of character areas will take advantage of views towards the water and a new park at Channel Gate, with a rich network of walkways and public spaces.
