Paradise champions well-being with light, air, timber, and green space. Open layouts and smart systems enable a healthy, low-energy, adaptable workplace by Old Paradise Gardens.

Paradise SE11 is a landmark workplace project in Lambeth that sets a new benchmark for regenerative urban design. Completed for Bywater Properties by Feilden Clegg Bradley Studios, it is the UK’s lowest embodied carbon mass timber office development. Located beside Old Paradise Gardens, the six-storey building is a bold demonstration of how circular economy principles, environmental performance, and social value can define the future of London’s workspaces.

Engineered for full disassembly, the building has a CLT and Glulam frame, delivering 35% less embodied carbon than the RIBA 2030 target and locking away 1,884 tonnes of CO2. Designed with a whole-life approach, every element has been optimised for reuse, from mechanically fixed structural connections to dry-fit façades.

Human wellbeing is central to the design. Generous floor heights, openable façades, exposed timber, and natural ventilation create a warm, daylight-filled working environment with strong biophilic connections to the gardens. The façade, a collaboration with local schoolchildren, reinterprets Lambeth’s terracotta heritage using self-cleaning ceramic tiles, combining beauty, durability, and community storytelling.

Internally, the flexible layout accommodates maker spaces at ground level and adaptable office floors above, future-proofed to meet evolving workplace demands.

Paradise SE11 is more than a sustainable building. It’s a replicable model for low-carbon, circular, human-centred office design that responds to the urgent demands of climate, equity, and urban resilience.
