First commercial development of its kind, comprising up to 167,660 sq ft of flexible industrial / warehouse floorspace, with an under cover service yard for 24-hour operations.

British Land are currently constructing a state-of-the-art last mile logistics hub, situated in the former Southwark car pound in the Mandela Way Industrial Estate. The ‘Southwark Urban Logistics’ hub is located within the Old Kent Road Area Action Plan (AAP), which is due to undergo significant change in the coming years. The masterplan promotes the intensification of sites, with an uplift in homes and jobs and innovative approaches to building typologies including multi storey industrial and logistics. The development at 25 Mandela Way is situated in a key location with good access to the A2 to provide an efficient last mile service to Southwark and Central London. The hub will comprise 4 storeys of multi-tenanted logistic and office space, which has been carefully designed with a focus on local context and sustainability.

Last mile logistics refers to the final stage of the delivery process when goods move from a logistics hub (of the type proposed) to the end-user. The buildings will receive goods from larger vehicles and then transport them to the end consumer by sustainable modes of transport such as walking, e-cargo bikes and electric vans.

The development provides an innovative response to traditional industrial design. The design team worked collaboratively with planning officers to deliver the aspirations of the OKRD Area Action Plan producing a self- confident high-quality architectural design that responds to its urban context. The attention to detail is evident in the completed development, both in the treatment of the main street frontage which is primarily brick and in the panelling system used on the main volume of the building.

6-metre minimum clear heights are provided at ground for internal HGV servicing with a 4-metre minimum clear height on upper levels. 10m x 10m column spacing, allows for subdivision of spaces and efficient layouts for occupiers.
