The development at 616 Wick Lane will be a contemporary industrial scheme designed by MSA for SEGRO located within the Fish Island, Hackney – an area characterised by eclectic mixed uses residential / artist studios / church and artisan enterprises.
The development will transform a long vacant, fly tipped site into a highly flexible outward facing modern industrial buildings (5,022 sqm total) that will knit into its surrounding urban fabric.
The design process was highly iterative and shaped by extensive consultation with the LLDC, Quality Review Panels and local residents. The scheme responds to this ultra urban context relating to the new residential and historical buildings, Queen Elizabeth Olympic Park, the Greenway and overall, how this development sits within Old Ford Island. The architecture draws on the area’s industrial heritage through traditional industrial forms such as north lighting, mezzanines and corrugated cladding, whilst contemporary elements such as a fully glazed north facing office façades provide active frontages and windows onto Wick Lane.
Major emphasis has been placed on sustainability, the buildings exceed local authority requirements and include maximum daylighting, airtight envelopes, and roofs optimised for photovoltaic panels. Embodied carbon is minimised through modern methods of construction, use of recycled mate‑ rials and targeting ambitious whole life carbon targets.
The public realm has been significantly upgraded with extensive landscaping: biodiverse planting, rain gardens and seating areas creating semi public / private landscaping that will improve both ecological value and pedestrian experience. For the user of the facilities – roof terraces are provided.
616 Wick Lane delivers a future proofed industrial typology that balances operational efficiency, environmental responsibility and creates placemaking, establishing a new benchmark for how urban industrial development at the heart of Hackney Wick can work in close proximity to its residential neighbours.
