Thames Road transforms 6.1 hectares of Royal Docks industrial land into a mixed-use riverside neighbourhood combining homes, workspace, education, culture and landscape.

Thames Road is a major new mixed-use masterplan that transforms 6.1 hectares of underused industrial land into a connected and sustainable riverside neighbourhood within the Royal Docks. Designed by Howells for Ballymore, the project establishes a long-term framework for growth that combines housing, employment, education, culture and landscape into a coherent new urban quarter.

Located between Barrier Park, the Thames and the wider Royal Wharf neighbourhood, the masterplan repairs fragmented urban edges and reconnects surrounding communities to the waterfront through a network of new pedestrian and cycle routes, public spaces and green corridors. More than 2.5 hectares of landscape and public realm are integrated throughout the development, including Marmalade Park, communal gardens and a new riverside park that extends the ecological and social life of the Thames frontage.

The scheme delivers 1,685 homes across a range of tenures and typologies alongside over 10,000 sq m of industrial and commercial workspace, supporting a balanced and productive neighbourhood. A new primary school, local retail, community uses and the adaptive reuse of St Mark’s Church as the permanent home of the Brick Lane Music Hall establish strong civic and cultural anchors at the heart of the masterplan.

Architecturally, Thames Road draws from the robust industrial character of the Royal Docks, reinterpreting warehouse forms, brickwork and riverside infrastructure through contemporary buildings arranged around a rich network of streets, courtyards and public spaces. The result is a place rooted in local identity while providing a resilient framework for long-term regeneration and sustainable urban growth in East London.
