The Earls Court Development Company (ECDC), in partnership with Delancey, APG, and Transport for London, is leading the transformation of the iconic 40-acre Earls Court site into a pioneering neighbourhood designed for all stages of life. With planning submitted last summer, the proposals reimagine the future of city living – creating a thriving, resilient, and inclusive community that responds to the climate emergency and the evolving needs of future generations.
The masterplan includes around 4,000 homes across a mix of tenures, including 35% affordable housing, supporting families, renters, first-time buyers, students, and multigenerational households. The first homes will be delivered by 2030, with full completion by 2041. There will also be c.20 acres of public realm and open space – including public squares, landscaped streets, and the central 4.5-acre Table Park which is larger than Trafalgar Square – open to all.
Designed to Passivhaus principles, the homes will feature high insulation, natural ventilation, and connect to a sitewide, zero-carbon heating network to reduce energy bills. ECDC’s focus on community-first planning has involved more than 17,000 residents, and the proposals reflect their strong need for green, open spaces, pedestrian friendly streets, and community facilities to bring people together.
ECDC will also create a hub for climate innovation with up to 2.9 million sq. ft. of workspace that will combine innovators, investors and other tenants within one ecosystem enabling collaboration to tackle humanity’s greatest challenges. A diverse mix of over 200,000 sq. ft. of retail, dining, and leisure – with three new cultural venues – will also restore the area’s heritage as a cultural destination.
The Earls Court development will not only be a connected, inclusive place where people can live, work, and thrive, but a blueprint for urban development that serves both present and future generations.
