Situated in the heart of Angel, White Lion St is a new build seven storey (plus basement) office building providing 68,555sqft of B1 office floorspace, including 3,003sqft as 3no. SME units.

10-14 White Lion Street, situated in the heart of Angel, comprises of a 68,555sqft, seven storey (plus basement) new build workplace. The design of the building has been carefully considered to complement its surroundings, whilst also taking cues from the exposed-services industrial aesthetic. The facades of the building will be expressed through brick and stone and detailed to add depth and pattern. The design will also draw on the history of the building, which formerly accommodated weavers; the reception and lift lobby walls are clad in laser cut metal panels with a pattern alluding to this history, with recurring design motifs throughout.

Internally, lightwells to the basement, exposed concrete soffits and meticulously designed exposed services are only some of the design highlights. The structure has been rationalised to reduce the number of columns on the open floor plate to provide a large, flexible space. Allowing for this flexibility has also lent to the potential for future adaptation of different uses for the building, should it be required. All beams are flush with the soffit to maximise floor-to-ceiling heights, and large spanning high-quality pre-case concrete planks are utilised to provide both the structure and the finished product, which add to the buildings refined industrial aesthetic.

The development, currently under construction, is targeting BCO 2019, BREEAM Excellent, WELL Gold and Wired Score Platinum accreditation, and is set to complete in late 2021.

The structure has been rationalised to reduce the number of columns on the open floor plate to provide a large, flexible space. Rainwater attenuation is proposed in the form of Blue Roof technology and will be used in conjunction with a green roof. Photovoltaic panels will also be provided and an air source heat pump will be installed. Off-site construction has also been adopted to limit site waste.
