To deliver the quantity of housing Londoners need, sites of varying scale and complexity need to be developed. The specificity of small sites means they are often overlooked by larger developers, calling for the expertise of SME developers and architects to overcome the challenges of problematic sites, with further delays and complications found in the compliance with the planning system. 

Recent research from Pocket Living and Lichfields analyses how small sites can play a more meaningful role in housing delivery and considers the journey of small site developments through planning and the constraints and challenges they encounter. 
 
This Breakfast Talk explores the role of small sites in the delivery of new homes and affordable housing. What are the constraints and challenges? How can we unlock land for housing more efficiently and streamline the process for SME developers in order to speed up the delivery of quality homes?

Small and medium-sized enterprises (SMEs) used to develop hard of small sites, however, Nick says this figure has fallen to one in ten. He states, Pocket Living has done a 'deep dive' into what more we could be doing to address this decline, looking at the barriers for SMEs, with a focus on the planning process.

Small Sites, Big Vision

Kuheli says that it is estimated that around 12,000 homes could be delivered per year on small sites, they could be distributed throughout London and they're not reliant on major infrastructure. However, to achieve this we first must address the challenges facing landowners and small builders. She also states that the tools typically used for site development have not been fit for purpose, a key talking point in the GLA Small Sites programme.

Remi talks through the firms work on small and 'micro' sites which highlight a lot of complexity, such as, sourcing and conversations with land owners, as well as, quality and sustainability control. Moreover. the non-traditional lay outs of these sites create difficulty for constructors, highlighting the need for good communication to key stakeholders.
