Wates Residential and the London Borough of Havering have formed a long-term joint venture to deliver 3,500 new homes, with at least 50% affordable, while creating jobs, supporting local businesses and generating lasting social value for the community.

 London is facing a housing crisis. Affordable properties are urgently needed to make sure more Londoners can have a stable home. Wates Residential and the London Borough of Havering have formed a long-term partnership to help tackle this challenge and deliver 3,500 high-quality, new homes across the borough. At least 50 per cent will be affordable homes to meet current and future needs. 

So far, the joint venture has delivered more than 370 homes, created jobs for 161 local people, generated over £20 million in business for local companies and contributed over £37 million in social value to the community. This includes reaching 3,731 students with Havering-specific careers programmes and a collaboration with local architecture firm Collado Collins to fund a Havering resident through an Architecture degree. 

The partnership also seeks a holistic solution to the housing crisis, with the partners actively working together to find solutions and overcome real-time challenges. 

For example, in response to the increasingly urgent need for temporary accommodation across London, the joint venture is pioneering a new approach to temporary accommodation by installing modular homes for meanwhile use on sites earmarked for development but where plans are still being submitted
