10 Lewis Cubitt Square is a mixed-use building of office, cultural and retail uses that completes a key area of the King’s Cross Central neighbourhood, complementing an established public realm. The building marked with greenery, planting and terracing, interacts with the public plaza at Lewis Cubitt Square and provides generous volumes and spaces both internally and externally for a wide range of building uses.

This project is featured alongside our Public London: Activating the City insight study. The publication, exhibition and online project directory explore what constitutes a successful and democratic public realm today, the role of co‑creation and partnerships, and how we can ensure that places are fit‑for‑purpose in the long term.

10 Lewis Cubitt Square is a mixed-use building and a key piece of the King’s Cross masterplan, completing an area of the developing neighbourhood and complementing an established public realm. As such, it has an important role as a civic ‘backdrop’ and sits next to the primary retail offer at Coal Drops Yard and residential neighbours in the Gasholders London (to the south) and the Plimsoll Building (to the west). To the north, Handyside Street separates Lewis Cubitt Park from Lewis Cubitt Square which sits against the new building.

The building provides nine floors of flexible office space, including a penthouse mezzanine, a generous office lobby, characterful cycle storage, flexible retail unit and a 600-seat theatre with an auditorium capable of a variety of staging configurations.

King’s Cross P2 is a mixed-use development with office, retail and theatre. As a key building of King’s Cross Development, it complements its neighbourhood and acts as a backdrop to the public realm.
 
King’s Cross P2 is a key piece of the King’s Cross masterplan, designed to complete the developing neighbourhood and complement the existing public realm. Acting as a backdrop to Lewis Cubitt Square, Building P2 is a mixed-use, office-led development including retail and a 600-seat theatre. 
Internally, large floorplates of generous height create flexible working environments and are connected by characterful common parts defined through a strategic use of robust linings and exposed concrete elements. Terraces and loggia create external amenity for building users and provide planting.
