A transformed London office building has been repositioned with a strong commitment to material reuse that maximises sustainability, wellness, and ESG

100 New Bridge Street, in central London, is a comprehensive repositioning of an early 1990s commercial office building into a contemporary Grade A workplace. Designed by Gensler for Helical and Orion Capital Managers, the completed 195,000-sq-ft scheme demonstrates how an existing structure can boldly rethink material usage to reimagine its future and meet the needs of evolving occupiers.

Located between Blackfriars Station and Farringdon Station, the scheme retained 90% of the original structure while adding two new floors and landscaped roof terraces. Interior spaces have been reconfigured to create flexible floorplates that support a wide range of tenant needs, from collaborative areas to focused workspaces. As part of Gensler’s repositioning strategy, existing materials within the building were identified for reuse – from ceiling tiles, mosaic tiles and London brick.

Gensler’s design incorporated high-performance facades. Operable windows allow fresh air and gives tenants autonomy to adjust the mechanical, electrical and plumbing engineering (MEP) systems. The new façade enhances views from multiple points inside and outside while respecting the surrounding area’s historical and cultural heritage. The all-electric building scheme has delivered high environmental and well-being standards, including targeting BREEAM Outstanding, NABERS 5* enabled and WELL Platinum.

Beyond the building itself, the project improves the surrounding neighbourhood through urban greening and landscaping of the rooftop terraces and offers strengthened visual connections towards St Paul’s Cathedral to create a more active and engaging environment.
