330 Gray’s Inn Road is an intricate mixed-use masterplan, providing a hotel, office space, mixed tenure residential units and public space on the site of the former Royal National Throat, Nose and Ear Hospital.  

The 180-room hotel will incorporate and repurpose the original 1870s hospital building as a flexible public event and dining space, with a ground floor café and reception. 
A seven-storey office building will provide flexible office space with two floors that are lab-enabled, fit for knowledge quarter uses. 

To the east of the site, two residential buildings will provide 72 new homes, including 28 affordable housing and shared garden space. 

A new hard-landscaped public courtyard will provide a public space and quiet pedestrian route from King’s Cross towards Mount Pleasant.
