The London Cancer Hub, designed by Gensler in collaboration with Aviva Capital Partners and Socius, is a transformative mixed-use development redefining science-led placemaking in the UK. Located in Sutton, London, on a five-hectare site adjacent to The Institute of Cancer Research and The Royal Marsden NHS Foundation Trust, the £1 billion district has the goal of becoming the world’s leading cancer research district. designed by Gensler in Europe.

Envisioned as a vibrant district for discovery and wellness, the scheme comprises 1 million sq ft of research, laboratory, healthcare, residential, and amenity spaces. Gensler’s vision goes beyond creating best-in-class R&D facilities; it aims to foster community and innovation by blending flexible lab and office buildings with social infrastructure, including restaurants, cafés, childcare spaces, a ‘Learning Lab,’ and affordable homes for approximately 220 key workers. The scheme is designed to create a connected innovation ecosystem, where global life sciences organisations, start-ups, academic institutions, and clinicians co-locate to advance cancer research and treatment.

Designed for longevity and adaptability, the district will be delivered through eight flexible buildings arranged around green public spaces. It will include 150 new trees, with the running trail linking into a 1km route around the hospital and ICR, thus promoting wellness, activity, and connection to nature. An inclusive approach to design ensures neurodiverse friendly features, on-site childcare, and enhanced accessibility throughout the site.
This mixed-use project will support up to 3,000 new jobs and contribute significantly to the local economy while delivering social, environmental, and scientific impact for future generations. It is a bold and inclusive model for science-based placemaking, designed to attract world-leading talent while remaining deeply rooted in its local community.
