The Bailey presented a unique challenge of a office building in two halves: Grade II listed 1912 building and its extension from 1999. Orms retained 92% of structure and 74% of existing 1990s cladding

The building has been extensively remodelled internally, resulting in a total floor area of 115,000 sq ft – an uplift of 23,000 sq ft on the previous building. Our big idea was to unify the office wings into a simple floor plate by relocating the main lift and stair core centrally within the plan, giving us the opportunity to increase the usable floor area by infilling a redundant atrium. We also added two new floors, increased floor to ceiling heights and provided nine landscaped outdoor terraces, which feature impressive views towards The City of London. We developed our approach closely with Endurance Land, who were especially interested in high quality environments which provide a healthy workspace. Understanding where the budget – both financial and carbon – should be invested to deliver the maximum benefits was key to the success of this project. The refurbished 16 Old Bailey has attracted the occupier IPG Mediabrands, who prelet much of the building.
