Wheat Quarter

Planning Granted

A 578-home masterplan on a former Shredded Wheat factory site in Welwyn Garden City, centred on refurbished Grade II listed 1920s silos, creating a heritage-led civic quarter.

Wheat Quarter transforms a 5.2-hectare former industrial site in Welwyn Garden City into a heritage-led mixed-use community. The masterplan sensitively refurbishes Grade II listed 1920s grain silos while delivering 578 homes across multiple tenures, including Build to Rent, extra care housing and townhouses. Drawing on Ebenezer Howard's Garden City principles, tree-lined boulevards and high-quality public realm create accessible, inclusive spaces celebrating industrial heritage. All-electric energy strategy with air source heat pumps and PV panels demonstrates sustainability, while the station-adjacent location promotes walkable, low-carbon living for 2,000 future residents.

Lucas Lou, Associate Director at Buckley Gray Yeoman, said: "The Wheat Quarter presents an extraordinary opportunity to create a new neighbourhood that honours Welwyn Garden City's pioneering vision whilst meeting contemporary housing needs. Our heritage-led approach ensures the iconic silos remain at the heart of this new community, celebrating the site's industrial legacy whilst creating beautiful, sustainable homes for the future."
